For sellers, agents, and investors

The pre-sale refresh

A focused set of updates that make a home look cared for in listing photos and at showings. We walk the property with you or your agent, pick what the home actually needs, and give you one fixed bid and timeline.

Paint

Walls, ceilings, trim, and doors in neutral colors that photograph well.

Flooring

LVP, carpet, or hardwood refinishing to replace worn or dated floors.

Fixtures and hardware

Light fixtures, faucets, cabinet pulls, outlet covers, and door hardware.

Repairs and punch list

Drywall patches, sticking doors, loose railings, and inspection items.

Curb appeal

Exterior touch-up, front door, and yard cleanup for the first impression.

Ready for photos

Debris hauled off and the home left clean and ready for photos and showings.

Every home is different, so the bid covers only what the property needs. Sellers can pay at closing through escrow.

For home sellers and agents

Pay for the work at closing, through escrow

Sellers don't need cash up front to get a home ready to sell or to finish buyer-requested repairs. With the seller's written authorization, we send our invoice to the escrow or title company, and the work is paid from the seller's proceeds when escrow closes.

  1. Get a written bid

Send the inspection report, repair request, or pre-listing wish list. We walk the property and send a line-item bid.

  2. Sign the contract and escrow authorization

The seller signs our contract and an authorization directing escrow to pay our invoice at closing.

  3. We complete the work

Work is scheduled around the closing date, with photos and completion documentation for the file.

  4. Paid at close of escrow

We submit our invoice to the escrow officer, and it's paid from the seller's proceeds at closing.

Agents: send us the deal

Forward the inspection report, the repair addendum, and your escrow officer's contact information. We handle the bid, the scheduling, and the invoice to escrow so you can keep the transaction moving.

Send a repair request

Appraisal and lender-required repairs

When an FHA or VA appraisal comes back with conditions, the deal can't close until the items are fixed. We turn those lists around quickly and provide completion photos for the appraiser's re-inspection.

Peeling or chipping paintScraped, prepped, and repainted to clear the condition.
Handrails and trip hazardsMissing rails, loose steps, and damaged walkways.
Broken windows and doorsCracked glass, damaged screens, and doors that won't latch.
Water damage and drainageVisible leaks, stains, and drainage problems called out in the report.
Smoke and CO detectorsInstalled to meet California's requirements for homes being sold.
Water heater strappingSeismic strapping as required by California at sale.

Payment through escrow requires the seller's written authorization and is subject to the escrow or title company's procedures. Payment terms if escrow is cancelled or delayed are set out in our contract before work begins.
